Hardwood Installation in Lehi

Most Lehi Homes Came with Builder Carpet. It Doesn't Have to Stay.

73% of Lehi homes were built after 2000. Ivory Homes, Toll Brothers, Fieldstone Homes, D.R. Horton. These builders delivered beautiful homes in Holbrook Farms, Ivory Ridge, and Traverse Mountain with one thing in common: builder-grade carpet over wood-frame subfloors on the main level. Those subfloors are well-suited for hardwood. The carpet is not.

Pine River Construction installs solid and engineered hardwood throughout Lehi. We've installed hardwood in enough Lehi homes to know the subfloor conditions, the common issues, and how long the job will actually take before we quote it.

Most homeowners ask us for a full package: hardwood on the main level, matching stair treads, and millwork to tie the interior together. One crew for all three trades makes the coordination cleaner and the result more cohesive.

How It Works

What to Expect from Your Hardwood Installation

1

Free In-Home Estimate

We assess your subfloor type (slab vs. wood-frame), identify any prep work needed, measure the space, and discuss species and finish options. Written quote within 24 hours.

2

Species & Finish Selection

We bring samples to your home. Red oak, white oak, maple, hickory, walnut. Site-finished or prefinished, we match to your stair treads, trim, and cabinet stain.

3

Subfloor Prep

We level, secure squeaky subfloor fasteners, and prep to manufacturer spec. Slab installs get a moisture test first. Not a single board goes down until the prep is right.

4

Installation & Finishing

Site-finished hardwood gets three coats over three days. Prefinished is walkable the same day installation completes. We handle cleanup and return your furniture.

Slab or Wood-Frame?

The Subfloor Decides. We Find Out Before We Quote.

Lehi has a mix of subfloor types, and the right hardwood product depends on which one you have. Most 2-story single-family homes in Holbrook Farms, Ivory Ridge, and Traverse Mountain have wood-frame subfloors. Those are ideal for solid or engineered hardwood on the main level.

Townhomes and some newer tract-built homes sit on concrete slabs. For those, engineered hardwood is the appropriate hardwood option, though LVP flooring installation in Lehi is often the better call on a slab. It handles moisture, installs cleanly, and is walkable the same day.

Walkout and daylight basements in Traverse Mountain are common because of the sloped terrain on the bench. Engineered hardwood handles the slightly higher moisture conditions below grade better than solid, and it still gives you a genuine wood floor downstairs.

We assess your subfloor at the estimate. That assessment is free and it happens before we recommend a single product. If LVP is actually the better fit for your home, we'll tell you.

Common Questions

Hardwood Installation FAQ: Lehi, Utah

Yes. Pine River Construction installs solid and engineered hardwood throughout Lehi, including Holbrook Farms, Ivory Ridge, and Traverse Mountain. Bob Price and his sons Wes, Jay, and Derek handle every project directly. Free in-home estimate, written quote, no subcontractors.

Most 2-story single-family homes in Lehi have wood-frame subfloors on the main level. That is the dominant build type in Holbrook Farms, Ivory Ridge, and Traverse Mountain. Those subfloors are ideal for solid or engineered hardwood. Townhomes and slab-on-grade homes are better candidates for engineered hardwood or LVP. We assess your subfloor at the estimate before recommending anything.

Solid hardwood (3/4" thick) installs by nail-down into a wood-frame subfloor and can be sanded and refinished multiple times over its life. Engineered hardwood has a real wood face bonded to a plywood core. It is more dimensionally stable in Utah's climate swings, installs over concrete and above radiant heat, and comes in wider plank widths. For most Lehi main-level installs over wood-frame subfloor, both work well. We walk you through the tradeoffs at your estimate.

Hardwood installation in Lehi runs $6–$14 per square foot installed depending on species, plank width, and subfloor condition. Prefinished lands at the lower end. Site-finished wide-plank runs higher but gives you full control over the final look. All estimates are free, written, and itemized. No surprises at billing.

If you have a concrete slab subfloor (common in Lehi townhomes and some newer tract homes), LVP is the better call. It handles moisture, installs cleanly over concrete, and is walkable the same day. If you have a wood-frame subfloor on the main level, you have a real choice. Hardwood gives you a premium look that refinishes and lasts 50+ years. LVP is more durable day-to-day and lower-maintenance. We'll tell you which subfloor you have and what your actual options are at the estimate.
