How Much Does Hardwood Floor Installation Cost in Utah?
Hardwood installation in Utah typically runs $6–$15 per square foot installed. The range reflects species choice and subfloor condition — not hidden markups. Here's what to expect by species.
What affects your final cost: Subfloor condition (leveling and repairs add cost), square footage (larger projects cost less per sq ft), site-finished vs. prefinished (site-finished adds labor and finish coats), and whether stair treads are included. Every estimate from Pine River is written and itemized — you'll know exactly what you're paying for before anything starts.

Solid vs. Engineered Hardwood — Which Is Right for You?
Utah's dry climate creates real challenges for wood floors. Indoor humidity in Utah homes commonly swings from 15–25% in winter to 50%+ in summer — that kind of fluctuation causes solid hardwood to expand, contract, and gap. It's one of the most important conversations we have with every client before a single board is ordered.
- Solid hardwood — ¾" thick, can be refinished 6–8+ times. Best on main levels with controlled humidity.
- Engineered hardwood — Multi-ply construction handles Utah's swings better. Works over concrete & radiant heat.
- Site-finished — Sanded and finished after install. Seamless look, unlimited stain options, matches existing floors exactly.
Choosing by floor level:
- Basement / below grade — Engineered only. Moisture from concrete makes solid hardwood a risk.
- Main floor — Either works. Solid is preferred if budget allows and humidity is controlled.
- Above grade / second floor — Either works. Engineered is the better choice over radiant heat systems.
Common Questions
Hardwood Floor Installation FAQ
Most installations take 2–5 days. Site-finished floors need extra drying time between coats — typically 2–3 additional days. We'll give you a specific timeline in your estimate.
Both work well, but engineered is often the smarter choice. Utah's low humidity and temperature swings cause solid hardwood to expand and contract more. Engineered handles it better, and can go over concrete and radiant heat — common in Utah homes.
Typically $6–$14 per square foot installed, depending on species, grade, and finish type. We provide free, itemized written estimates — no guessing, no surprises.
Yes. We coordinate furniture moving room by room. We'll plan the logistics during the estimate so there's a clear process before day one.
Prefinished hardwood: immediately. Site-finished: light foot traffic after 24–48 hours, furniture after 5–7 days. We'll give you a specific timeline based on the finish used.
Yes — this is one of our specialties. We sample stains on-site and blend to match as closely as possible. For additions or repairs, we can sand the whole floor together for a seamless result.
Acclimation is letting hardwood adjust to your home's specific temperature and humidity before installation. Utah's climate swings from 15–25% relative humidity in winter to 50%+ in summer — one of the widest seasonal ranges in the country. Skipping this step leads to gaps in winter and buckling in summer. We build 3–7 days of acclimation into every project timeline, no exceptions.
Yes. We work on both new construction and remodel projects throughout the Wasatch Front. On new builds, we coordinate with the GC to install before final paint and trim where possible — it gives the cleanest result and avoids damage from other trades finishing up afterward.
Nail-down (using staples or cleats) is the standard method for solid hardwood over wood subfloors — it's the most stable long-term. Glue-down is used over concrete subfloors or with radiant heat systems. Floating (engineered hardwood that clicks together without fastening to the subfloor) installs faster but feels slightly less solid underfoot. We recommend the method based on your specific subfloor type and the product you're installing.
Yes — with proper acclimation and humidity management. Utah winters commonly drop indoor relative humidity to 15–25%, which causes wood to contract. We acclimate all hardwood 5–7 days on-site before installation and recommend maintaining 35–50% indoor humidity year-round with a whole-home humidifier. Floors installed and maintained at the right humidity level perform for decades without seasonal gaps or cracking.
Clear the rooms of furniture, breakables, and anything stored under beds or in closets near the work area. We handle subfloor prep and material acclimation. For site-finished floors, plan to stay off the floor for 24–48 hours after the final coat, and keep furniture off for 5–7 days. Pets and young children should stay out of the work area during installation. We'll walk through the full plan with you at the estimate.
