Expert LVP Installation

Why LVP Is the Fastest-Growing Flooring Choice in Utah

Today's LVP is a fundamentally different product than the vinyl floors Utah homeowners grew up with. It's built for the realities of Utah family life — active households, dry winters that cause hardwood to shrink and gap, wet mudroom entries, basements, and dogs.

Pine River Construction has installed LVP throughout Salt Lake County, Utah County, Summit County, and Wasatch County, and it's one of the most-requested products we carry. Bob Price and his sons have been working with LVP since its early days, and we've developed strong opinions on which products perform and which ones don't. We work with top brands including COREtec, Shaw, and Karndean — and we'll help you find the right product for your specific room, budget, and lifestyle without overselling you on features you don't need.

Understanding Wear Layer Thickness

Choose the Right LVP for Your Home

The wear layer is the protective clear coat on top of the LVP plank — the single most important spec to understand when shopping.

12 mil Standard residential. Good for bedrooms, offices, and lower-traffic areas. Budget-friendly and widely available.
20 mil Heavy-duty residential or light commercial. Great for kitchens, entryways, and homes with dogs. Our most-recommended tier.
28 mil+ Commercial-grade. Built for retail and high-traffic applications. Worth considering in homes with very large or heavy dogs.

Installation Methods

The Right Method for Your Subfloor

Not all LVP installs are the same. The right method depends on your subfloor type, room size, and the specific product you choose.

Floating (Click-Lock) Planks click together and float over the subfloor with no adhesive. The most common method — easy to install and replace individual planks if needed.
Glue-Down Each plank is adhered to the subfloor. More stable in large open areas, reduces hollow sound underfoot, and required for some commercial applications.
Loose Lay Heavy planks with friction backing lie flat without adhesive or locking joints. Easy removal for subfloor access. Works well in commercial settings.

How It Works

Our LVP Installation Process

1

Free In-Home Estimate

We measure, assess the subfloor for flatness, and test for moisture — especially important in Utah basements. Written quote, no surprises.

2

Product Selection

We recommend products matched to your room's traffic, use, and budget. COREtec, Shaw, and Karndean are our go-to brands.

3

Subfloor Prep

LVP requires flat within 3/16" over 10 feet. We grind high spots, fill low areas, and fix any structural issues before the first plank goes down.

4

Moisture Barrier

For concrete subfloors and below-grade installs, we install the appropriate moisture barrier — a step many budget installers skip.

5

Installation

Click-lock, glue-down, or loose-lay — matched to your product and subfloor type. One crew, one timeline, no subcontractors.

6

Trim & Cleanup

Transitions, reducers, stair nosing, and baseboard reinstall. Final walkthrough with product care instructions before we leave.

LVP vs. Hardwood

An Honest Comparison from a Contractor Who Installs Both

We install both hardwood and LVP, so we have no financial incentive to push you toward one or the other. Here's the truth: hardwood is warmer underfoot, adds more perceived value to high-end homes, and can be refinished multiple times over decades. LVP is waterproof, dimensionally stable, more affordable, and nearly indestructible under normal residential use.

For main living areas in a high-end home where resale value matters most, hardwood floor installation often wins. For basements, bathrooms, mudrooms, rentals, or homes with pets, LVP is usually the smarter choice. Many of our clients mix both — hardwood in the main floor living spaces, LVP in the basement and utility areas.

Pine River is a family business — Bob Price founded the company over 30+ years ago, and his sons Wes, Jay, and Derek each run projects across Utah's Wasatch Front. We never use subcontractors. Every LVP installation is done by our own trained crew, which means consistent quality and direct accountability.

Common Questions

LVP Installation FAQ

Absolutely. LVP handles Utah's dramatic humidity swings without warping, cupping, or gapping. It's 100% waterproof, perfect for basements, and stands up to the dry air that causes solid hardwood to shrink in winter. It's one of the best flooring choices for the Utah climate.

In many cases, yes. LVP can go over existing hardwood, vinyl, or tile as long as the surface is flat within 3/16" over 10 feet, clean, and structurally sound. We assess your existing floor during the free estimate and let you know if tear-out is necessary.

Quality LVP with a 20mil wear layer can last 20 to 25 years in a residential home. Proper installation and regular cleaning are the biggest factors in longevity. We recommend products from COREtec, Shaw, and Karndean that we know hold up over time.

LVP is 100% vinyl and fully waterproof. Laminate has a wood-fiber core that will swell, buckle, and delaminate if water gets underneath it. In any moisture-prone area — basement, kitchen, bathroom, mudroom — LVP is the right choice. Laminate is best reserved for low-moisture upper-floor areas.

Yes. We install LVP on stair treads paired with matching stair nosing pieces for a clean, code-compliant edge. It's a great way to carry a consistent floor from your main level down to a finished basement or up to a second floor.

LVP installation in Utah typically runs $3.50 to $7 per square foot installed, depending on product tier, wear layer thickness, room layout, and whether tear-out is needed. We provide free itemized estimates with no surprises — call or fill out the form and we'll get you a number quickly.

No. LVP installation produces no harmful fumes and has no cure time, so you can stay home throughout the project. We work room by room and keep a clean, organized job site. Most installs are complete in 1–3 days depending on square footage.
