Hardwood requires consistent indoor humidity (35 to 50 percent RH) to stay stable. At Park City's altitude, winter air is extremely dry, and a home that sits vacant between guests will drop well below that range unless someone is actively managing a humidifier. Solid hardwood will gap, cup, or even crack in those conditions. LVP has no humidity requirements, is completely waterproof, and handles mountain climate without any intervention. It's genuinely the lower-risk floor for a property you're not in every week.

Standard LVP can expand and contract significantly with large temperature swings, which can cause buckling if the home is set to minimal heat in winter. We specifically recommend SPC (stone polymer composite) rigid-core LVP for vacation homes and unoccupied properties. The rigid core handles temperature fluctuation far better than standard LVP and stays flat without gaps or lifting.

Premium LVP today is a very different product from what it was a decade ago. Wide-plank formats, realistic embossed grain textures, and matte finishes look nearly identical to hardwood, both in person and in photos. For vacation rental listings on Airbnb or VRBO, premium LVP photographs just as well as hardwood and holds up to rental traffic year after year without refinishing. It's a legitimate luxury product, not a budget substitute.
